Our strategy includes purchasing (we invest in your sale) the following enhanced marketing for our seller clients:  1) Preferred placement on Realtor.com (the largest source of property searches in the world);  2) Unique internet domain/website for the listed home; 3)  Professional photographer to present the best images online; 4) Interactive online floorplan with photos & virtual tour; 5) Measurements by a NC licensed appraiser (critical for accurate pricing); 6) Referral to a nationally certified home stager.  This marketing strategy is combined with a 30+ page analytical pricing system that is currently being used by less than 2% of the agents in the Triangle Market. 

These tools allow us to give honest and practical advice to sellers that lead to results.  For 2013, this strategy resulted in our listings selling for 2% more in list price to sales price (for an average list price of $271,000 this amounts to $5420) and our listings also sold in less than 1/2 the time than TMLS market averages.

Bottom line, the internet changed everything regarding listings.  I have never met a buyer who cared which company sign was hanging in the front yard.  The idea that an agent or company will somehow influence a buyer to consider only that company's listings is a myth in the Triangle market.  Appealing to buyers is the key, and buyers want to see the best looking homes in their price range that either they, or their agent, find online.
